We feel it is vital for tenants to know that we care about their homes, and we endeavour to build good relationships with them. We carry out regular property inspections as necessary, usually every 3 months in the first AST, checking general condition and noting any areas of concern.
In our experience problems that are identified and dealt with immediately don’t grow into big expensive problems later on. Ongoing maintenance has proven to be considerably lower as tenants care more for clean, well-maintained property.
This is a significant part of our active management process.
Check Ins, Check Outs & Inventories We can provide a complete check in, check out and inventory service for your property. In addition to a traditional paper Inventory completed on check in we keep a digital record of your property. The Landlord and Tenant will each have a cd copy. A third copy is held on file. This is then used for comparative purposes on check out. If there is a disagreement when a tenancy ends regarding the return of a protected deposit the usual stress and inconvenience caused is avoided by completion of thorough and professional Inventory, check in & check out records backed up by digital evidence widely accepted by courts.
Tenant Find & Check Service As soon as you’re ready to let your property, we advertise it through the popular web rental sites. Viewings are arranged with potential tenants, and those interested are asked to complete a Tenant Interest and Check questionnaire. If the check proves satisactory the tenant is offered a 6 month AST. 
Once the questionnaire is completed a comprehensive tenant check is carried out using the National Landlords Tenant Check Service.
Active Management Once a tenant is settled in a property we carry out 3 and 6 monthly inspections. The
aim of this is to identify any problems the tenant hasn’t reported directly to us, and to
deal with them quickly. Problems dealt with in a timely manner rarely become bigger,
more difficult problems later.
